Property Description
AREA 2,091.8* hectares (5,169* acres) LOCATION Walkers is situated 56* km west of Hillston via the Whealbah Road and the Audrey Lea Road that bisects the property. Walkers is 24* km northwest of the Woorilla Homestead and 30* km southeast of Tarrawonga. The southern boundary of Walkers is defined by a 10*km frontage to the seasonal Merrowie Creek. LAND & TOPOGRAPHY The land, pasture and country on Walkers are consistent with that of Woorilla, where the seasonal Merrowie Creek defines the southern boundary. The land on Walkers is predominantly level with slight depressions of dry creek beds and natural water courses of mainly red clays to clay loams. The plains are treeless with small clumps of native timbers usually of grey box or black box. FENCING The property is fenced into one large paddock via the stockproof boundary fencing encompassing 5,169* acres. Fencing is mostly 5 plain and 1 barb with a large portion upgraded in recent years and is considered stockproof. WATER & ASSOCIATED INFRASTRUCTURE Located centrally within the Walker’s Paddock, there is a windmill pump supplying a 50,000L concrete tank and reticulates to a concrete trough. The bore was sunk in 2009 to a depth of 45* m. A 10 year renewable approval for a 65* acre bywash dam off the Merrowie Creek is in place to capture overland flows in opportunistic circumstances. Approximately half of the dam is accessible from Walkers and is shared with the eastern neighbour. The Merrowie Creek flows are determined by the Department of Environment Water Managers consider a range of weather and water availability scenarios. This is known as resource availability scenario planning. Wet to very wet conditions are forecast for the Lachlan catchment in 2023–24 and would typically experience 2 flows per annum. WORKING IMPROVEMENTS Sheep Holding Yards – Steel and mesh construction with four way drafting race and additional drenching race.
